From unused land to townhome development

Nicolet Townhomes is a 60-unit, pet-friendly complex with vaulted ceilings, two full baths and spacious backyards. But before these dwellings became a vibrant townhome development, Northpointe had to get both the government and neighboring businesses on board.

A range of property development services

Originally slated for commercial development and governed by a Restrictive Easement Agreement (REA) controlled by Walmart, this lot off of Scheuring Road near I-41 had only unsuccessful commercial attempts before falling into foreclosure. Turning the blighted space into attractive dwellings involved:

  • Rezoning the property from commercial to residential.

  • Working with Walmart to lift the REA.

  • Getting approval from neighboring businesses, including large national retailers such as Menards and Dairy Queen.

Northpointe took a property development challenge and turned it into a win for everyone, as the 60-unit townhome development offers even more than a clubhouse, playground and air conditioning—it also features convenient access to popular businesses.
